Information About Buda Tx

Buda, Texas is located directly south of Austin, Texas on the I-35 corridor. Buda was established on April 1st 1881 by Cornelia Trimble. It was originally known as Du Pre but changed its name in 1887 because another town was already named Du Pre in Texas.

Buda, Texas real estate offers different areas of the city. You have the more modern area around Cabela's Outdoor super center and a more historic Buda located in the heart of downtown. Downtown Buda offer a quaint, charming little town with boutiques and local restaurants. See the map from their vistor bureau below:

 

Buda is home to a large number of master planned communities as well as some very unique neighborhoods. A master planned community that is very popular is Garlic Creek which is located directly west of Historic downtown Buda. This neighborhood offer homes from 2000 square feet to 4000 square feet and has some wonderful neighborhood amenities such as a community pool and hike/bike trails. 

 

One of the more Unique neighborhoods would be Ruby Ranch. Located on what used to be a large cattle ranch, each lot is at least 1 acre big and the average square foot home is around 3500 square feet. Homes in this neighborhood are mostly custom built with a few luxury home builders thrown in the mix. 

 

With close proximty to Austin and the large amount of attractions in Buda, Texas it is no wonder that Buda is one of the fast growing cities in the country.

What to Focus On When Selling Your Home?

A better question would be what do buyers look for when looking at homes for sale.

Every buyer is different. Some buyers focus more on the size of the yard while others care more about how big the home is. That being said there are some common factors that sellers can focus on that will give them the most bang for their buck when preparing to put the home for sale.

 

1. Landscaping

Probably one of the most overlooked areas when sellers put their houses up for sale but is one of the most important. It is the first things a buyer sees when they pull up to your house and it is one of the cheapest things that a seller could do to get their home looking beautiful. Trim the bushes, mow and water the grass, power wash the driveway, do everything that you can think of that will make your home look amazing and increase your curb appeal.

2. Clean The Exterior

Another area that is over looked in cleaning the exterior of the home. It seems like common sense but I have had plenty of showings go the wrong way because the sellers did not take the time to clean the exterior of their home. When it comes to homes for sale, the ones that pop the most, sell the fastest. This is also a cost effective way to get your home ready to sell.

3. Paint

This is one of the hardest things to explain to people that like a specific color. I had one listing where the entire home was painted Mauve. It was the sellers favorite color and she didn't understand why other people would not like the entire home painted that color. The best advise that I could give people is paint the house a neutral color. Let the buyers picture their own color scheme in the home. Paint is the next cost effective way to get your home ready to sell.

4. Clean The House

It seems straight forward but it is something that is often missed with sellers. Buyers are not going to want to buy a home if it does not look good and when your laundry, dirty dishes and cobwebs are all over the house then your house is not going to sell. Selling your home is all about presentation. If you ever walk into a builders open house you will notice that the home is spotless. If you are too busy to clean it yourself then hire a maid. Your home will sell a lot faster and for more money if you do!

5. Stage your home

Staging goes along the presentation lines. borrow some furniture if you have unused space. Declutter, Declutter, Declutter! Give your shelves a hair cut and box up all of your nick-nacks. You want the buyers that are going to buy your home see themselves living there and the best way to do this is remove all of your personal items, keep 3 to 4 pieces of furniture in each room. 

6. Major Project

If you got more time and want to put some money into making your home sell faster then there are certain key areas that you should focus on. If you have an outdated kitchen then start with the counter-tops first then move on the custom counters if you really want to spend some money. If you have old carpet then change it out for newer carpet or hardwood. You are not going to get your return on your investment but replacing carpet is a good bet to get a good return on your money.

Kyle, Texas is a small town south of Austin, Texas and North of San Marcos, Texas. It has easy access to I-35 which makes it a good location for anyone looking for a easy commute to the greater Austin area. Kyle is really a tale of two small towns. On one side in old Kyle, off of FM150 where you have the downtown square, Texas Pie Company, Milts BBQ and many other small shops and bars. On the other side off of 1626 you have one of the largest HEBs in the area, Target, Walmart, Lowes and many other retail stores. There is also the EVO entertainment center where there is bowling, a arcade and movie theater. With so much to do and a multitude of family friendly neighborhoods, Kyle is the perfect place to live and thrive in the Texas Hill Country.
